Both sides will sign the property sales agreement so it is legal

Exchange of contracts
Once the property sales agreement is signed by both parties the deposit usually (10-20% of the purchase price ) will be paid by bank transfer or by transfering monies through your solicitors . The completion date can then by informed of.
Completion is when the balance monies are transferred and the date is confirmed for you / your solicitors/ appointed power of attorney to transfer the title deeds at the land register office into the new home owners name .
Once the monies are cleared and property deeds transfer has taken place your keys are released
